BS “People make $20–40K/month in boring YouTube niches — septic ($28 RPM, 6 channels), Medicare ($44 RPM), HOA law (zero channels)” — the RPMs are inflated, the channel counts are invented, and the math can’t close Facebook · Aug 2026

The claim“There are people making $20–40k/month in niches so boring you’d fall asleep.” Crypto = “45,000 channels fighting over $4 CPMs”; Medicare supplement plans “$44 RPM, highest on the platform, maybe 12 channels”; septic maintenance “$28 per thousand views, ~6 real channels in the entire US”; well water testing “$26 RPM, ~4 channels… 43 million Americans drink from private wells”; commercial insurance “$38 RPM, basically empty”; farm equipment repair “$24 RPM, ~8 channels… every viewer owns $200,000+ in equipment”; HOA law “$32 RPM, effectively zero channels… 74 million Americans live in HOAs.” “10,000 Americans turn 65 every single day.” Funnel: “DM me.” 1K likes, 243 comments, 122 shares.

The thesis — finance, insurance and legal topics pay the highest ad rates and have less entertainment competition — is true, and one stat is exactly right (the EPA does say over 43 million Americans drink from private wells). Everything that makes the reel a money claim is made up. The channel counts collapse on one search: the “effectively zero” HOA niche has a 38K-subscriber story channel launched in mid-2025 with 6.3 million views, plus an attorney-run HOA podcast channel and several drama-story farms; “~4” well-water channels includes one with 47K subscribers after 14 years and a filtration directory listing 50; “~6 septic channels” is contradicted by an article complaining there are too many septic YouTubers; crypto’s “45,000 channels” is off by about 10x. The RPMs are inflated and the units are mixed — crypto gets a “$4 CPM” while everything else gets an “RPM,” and $44 RPM sits above every published 2026 niche range (finance and insurance top out around $32–35 RPM as channel averages). The demographics are stale: 78.1 million Americans live in HOAs per the 2025 industry review, and about 11,400 turn 65 each day, not 10,000. Then the arithmetic: $20–40K a month at even $44 RPM is 455K–909K monetized views every month, and at realistic $20–25 RPMs it’s 0.8–2 million. A niche that only supports four to twelve channels is small precisely because its audience is small — the “empty niche” and the “big check” cannot both be true. The channels that actually earn in Medicare and insurance are licensed agencies using YouTube for lead-gen; AdSense is the rounding error. The credit line points to a co-owner of an AI YouTube-scriptwriting tool, the listicle is a recycled genre, and the creator’s only answer to “how?” is “DM me.”

What holds up

  • Finance, insurance and legal really are the top-RPM YouTube categories, and “boring” niches do face less entertainment competition
  • The private-well stat is accurate — the EPA says over 43 million Americans, 23 million households
  • $400/hour for an HOA attorney is roughly fair (U.S. average ~$349/hr; HOA specialists $250–500)

What doesn’t

  • Every channel count is invented: HOA’s “zero channels” has a 38K-sub channel with 6.3M views launched in 2025; well-water’s “4” includes a 47K-sub channel and a directory of 50; crypto’s “45,000” is ~10x low
  • $44 RPM “highest on the platform” exceeds every published niche range, and the reel mixes CPM and RPM to make crypto look worse and pamphlet niches look better
  • The math can’t close: $20–40K/month needs 0.5–2 million monetized views a month, every month, in niches whose whole audience is a fraction of that; HOA and Peak-65 numbers are also stale (78.1M, ~11,400/day)

The catch

A tiny niche and a giant check can’t coexist — high RPM times tiny views is a small check. The people cashing real checks in these niches are licensed agents, not AdSense channels.

How to actually do it

  • Before you believe an RPM, pull one from a real channel in the niche (Social Blade or vidIQ estimates) and count the competitors yourself with a single YouTube search
  • Do the arithmetic backwards: your target monthly income ÷ a realistic $15–25 RPM = views you need every month; if the niche’s biggest channel doesn’t get that, neither will you
  • If you do pick a ‘boring’ niche, build the backend the money actually comes from — a lead-gen form, a service, a licensed product — and treat AdSense as a tip jar

True premise (high-RPM boring niches exist), fabricated specifics (channel counts, $44 RPM, stale demographics), and arithmetic that can’t produce $20–40K/month — with “DM me” as the product.
